I
will always provide the best service possible for every client I represent. I will
never tell a client what they want to hear if it is not reality. I will never enter
into a client relationship where I know that what is expected of me can not be done in
good faith. I will never enter into an agreement with a seller who is unrealistic in
regard to proper pricing. When contracted to sell a clients home, I will always make
recommendations that could increase the home's value or help reduce its marketing time,
even if it means telling them things they do not want to hear.
I acknowledge that I may
periodically lose business because I am truthful with my clients and many of my
competitors are willing to tell the sellers what they want to hear to
"temporarily" secure the business and then go after aggressive price
adjustments. I will remember that in order to obtain positive results for my
clients, we must have mutual realistic goals.
I will never lose sight that hard
work, honesty, loyalty, understanding, confidentiality, accountability, negotiating skills
and creativity are what set me apart from the real estate masses. My services will
be made available to all segments of the public. I will always utilize well trained
staff to assist me in the complex home selling process. I will prioritize my time so
that I am only working with people who are either buying or selling real estate, whether
it be Residential or Commercial properties. I will treat all parties fairly and
honestly and I will always deal with my clients and offer my properties without regard to
race, color, creed, religion, sex, sexual orientation, ancestry, national origin, physical
challenges, or familial status. I will always promote the best interests of my
client, whether they be the buyer or seller.
As a Marketing/Sellers Agent, I will
use my knowledge of the area, evaluation, marketing and negotiation skills to obtain the
best possible price and terms for my seller along with disclosure of any pertinent facts
that may affect their selling decision or the price being negotiated.
As a Buyers Representative, I will
utilize my investigative, computer and negotiation skills to improve and protect the
buyers position at all times with the same disclosures necessary to make an informed
decision, especially if it could effect their opinion as the the consideration to be paid
for the property or the purchase itself.
When applicable, acting as a
Disclosed Dual Agent in a Limited Dual Representation capacity, I will treat both parties
with equal care and diligence in all negotiations, remembering to hold sacred whatever
confidentiality issues that could have a bearing on the outcome for either party.
In this case, some other states consider this action that of an Accommodator, Intermediary
or Transaction Coordinator. Accountability and strict fiduciary discipline are the
order of the day in these matters. While each party has their own
responsibility of discovery, disclosure of any adverse conditions known to me must be
delivered to the applicable party during the discovery period of the contract
negotiations.
I assure everyone that during my
Real Estate Career, I will always strive for excellence and I commit to forego a portion
of my life in exchange for continuing education so that I may better serve my clients needs.
I share this with you because I
believe it is important for you to know how I feel about the search process (buyer) or
marketing of your home (seller). You see, my goals can only be reached if I properly
fulfill yours. A very wise man, Mr. Floyd Wickman, my mentor, once told me many
years ago, "YOU GET BY GIVING" and I am proud to say that I still follow that
philosophy. |
