Here is his written 27 point "Marketing Plan"

  1. Prepare a Detailed Evaluation to price the home at "Top" Market Value, based, of course upon its condition and location!
  2. Personally complete all the details and measurements on the MLS data form to assure its accuracy.
  3. Personally edit all remarks and information at time of input into the MLS system.
  4. Notify the top 25 BUYERS AGENTS in the area. (These are the first people we need to sell.)
  5. Electronically transfer data to the INTERNET through phoenixreferrals.com, homeseekers.com, realtor.com, azcentral.com and several others.
  6. Download up to 4 additional photos into the MLS system and the INTERNET using my new  "High Resolution Kodak Digital Camera."
  7. Order a Gold Colonial Signpost with brochure tube attached for distribution and highest visibility.
  8. Prepare a professional "Marketing Brochure" designed with color photos of the home and added features.
  9. Prepare a Customized "Home Book" on the CENTURY 21® "Know the Neighborhood" Program for buyers "in home" viewing.
  10. Have specialty "Business Cards" produced for the Seller to distribute to all friends, neighbors, vendors and/or contacts.
  11. Have a Photo Quality Flyer produced for "In the House" distribution to buyers.
  12. Install Supra AEII Electronic Keysafe to assure identifiable access to home.
  13. Physically check security of the home weekly, if vacant and broker showing activity once a month through closing. (Lockbox readout report upon request.)
  14. Solicit follow-up "Feedback Faxes" on all showings, offering a $50.00 reward!
  15. Send a monthly written "Status Report" with details on all sales and marketing activity.
  16. Utilize a "Team Involvement Strategy" for showings, open houses, home inspections & escrow.
  17. Co-ordinate a monthly insertion into the local "Homes Illustrated Magazine" until SOLD!
  18. Co-ordinate a monthly insertion into the local "CENTURY 21® Home Magazine" until SOLD!
  19. Co-ordinate a monthly insertion into the local "Harmon Homes Magazine" until SOLD!
  20. Order a conventional appraisal on the property to assure proper pricing if no offers arrive after the first 10 showings. (Optional, but "Highly Recommended" as early as the time of putting the house on the market.)
  21. In order to "revitalize" interest in the property if unsold in the first 60 days, we'll buy the Arizona Republic's "Ad Snap" program (Set to break the following weekend.)
    * Starting with Saturday's "New to the Market" section in the Republic.
    * Immediately followed by a Sunday "Open House" ad the next day.
    * Set up (2) additional consecutive Sunday, "Classified Ads" in the Republic.
    * Input into local access fax/flyer retrieval system with specialty flier designed by the Republic.
    * Record a "Voice Commercial" for a local access voice retrieval system through the Republic.
    * Placement into the next (2) "Home Buyers Choices" magazine (the Republic's bi-weekly book.)
    * Input into the "Home Choices by Computer" through the Arizona Republic's Home Page.
  22. Videotape the home if it unsold in the first 60 days of the listing, for distribution to out of town callers from our magazine vendors advertising programs, marketing their toll free (800) access numbers as advertised on the covers of both national magazines or through my varied advertising media.
  23. Send direct mail to lower price adjacent area 250-500 "Just Listed" postcards announcing availability.
  24. Telemarket back into the same area, prospecting for buyers during the following 3-5 days.
  25. Attend local MLS Marketing Session and distribute flyers to other REALTORS®.
  26. Set up a Brokers Open House for other "active" agents working with buyers in the area.
  27. Input pertinent information on the property into my own "Real Estate Hotline" (Computerized Caller ID Tracking, Fax Retrieval, and Voice Mailbox System.
